Location: Located along CO 445, 3-miles north of Francitas, TX. Approximately 982+/- acres are located in Jackson County and 190+/- acres in Matagorda County.

Wildlife, Hunting and Fishing: As previously noted, this area is known to have some of the best waterfowl hunting in Texas. Strategically located in the “funnel” of the Central Flyway and only 20-miles from the coast. Duck, geese and sandhill cranes are prolific! The natural 35-45 acre wetland area creates a native habitat for birds to flock to. Whitetail deer, dove and feral hogs are abundant with some very nice bucks being harvested in recent seasons.  For the saltwater angler; Palacios is only 20-miles from the gate and boasts excellent bay fishing.

One could easily improve the waterfowl hunting even more by creating additional wetlands. 

Topography, Rangeland and Habitat: Over 70% of the ranches soil composition is Texana fine sandy loam which is conducive to intense grazing and moderate farming practices.  The topography is generally flat with open rangeland. There is a fair amount of Mcartney hedge spread throughout. Historically, this area receives 45-inches of rainfall annually.

Water: There is a natural 35-45 acre wetland area. There are also, irrigation canals running throughout the property not currently in use. One domestic well is located at the barn with irrigation pipes running to multiple troughs within the property.

Fencing: Fencing is fair in general with lots of cross fencing in-place creating 10 separate pastures.

Improvements: There is an older 75X80 foot metal barn with a concrete slab. Large doors on 2 sides make moving equipment in and out easy. Next to the barn is a set of pipe pens with a shoot for working cattle.

Electricity: Electricity is available on the property. At the barn area there is a 240 volt/30 amp plug with a 20X60 pad for an RV. There is another 240 volt/30 amp plug with a 20X60 pad for an RV located off the easement road which also has a waterline.

Minerals: Property being sold as Surface Only; no minerals are being offered or owned by the current surface owner. There is no production or lease currently on the property.

Easements: A Deeded Easement to the neighboring ranch exists. This easement is not the ranches primary or only access and is used as needed. There are multiple pipeline easements traversing the property.  

Taxes:  The property is taxed at 1-D-1 Ag Value in Jackson County. The Matagorda County acreage recognized as being owned by the current owner is in 1-D-1.
