4 Oaks Ranch

610 Acres    ·    San Patricio County, Mathis, TX    ·    $2,287,500 (Asking Price) - SOLD

The 4 Oaks Ranch is approximately 610 acres of great undulating native habitat which includes a mixture of very good brush, a couple of open areas, and mature trees.  The changing topography and unusually large deer are very unique to this area of South Texas.

Location: The 4 Oaks Ranch is located in San Patricio County, Texas, along the north side of asphalt paved F.M. 188, approximately 3/4 mile east of Interstate Highway 37, and approximately 4 miles south of Mathis, TX. It is also located approximately 20 miles north of the International Airport in Corpus Christi, TX.

History: 4 Oaks is part of the famous Jackson Ranch that was put together in 1908.  The ranch has a deep history in the area and still has a Jackson family member as a neighbor.

Wildlife: The ranch has the ideal environment for deer, turkey, dove, quail, and hog hunting.   The thick native brush cover and large mature trees provide the perfect habitat for wildlife

Improvements: The improvements on the ranch include a new mobile home that has very nice interior.   It also has a barn that is approximately 40’ x 60’ in size, with a large patio area for additional storage or entertaining.  Water on the ranch is provided by an electrical submersible water well near the front of the property.  Water is piped from there across the middle of the ranch with several water troughs for the wildlife.  There are also two old windmills that could be brought back to life.  In addition, there are two lakes perfect for dove hunting or fishing.   The property has a low perimeter fence that is in good shape and some cross fencing for cattle rotation.   Electricity is available to several portions of the ranch.

The ranch has been under a level 3 Manage Land Deer Permit for several years and is approved for 2018-2019 season.  This is a whitetail deer management program with the State of Texas.  The deer management has included years of selective harvest as well as providing protein and cotton seed for the deer.
