Location: Located on FM 666 just south of San Patricio Texas, in San Patricio County.

Habitat: The ranch is loaded with huge live oak, mesquite and anaqua trees. There is your typical south Texas underbrush providing an abundance of natural protein and plenty of browse for wildlife. Grasses flourish in the rich mixture of Sinton loam and Aransas clay soils.

Traversing the ranch is easy with good clear pathways all along the river and the perimeter fencing. Internally there is a nice patchwork of senderos to drive and hunt in addition to an assortment of smaller clearings for blinds and feeders.

According to FEMA floodplain maps the entire ranch is located in Flood Zone A. 

Wildlife:  Tons of whitetail deer along with duck, dove, turkey, feral hogs and fishing round out your outdoor pursuits.

Water: There is over 2.7-miles of Nueces River frontage along the southern border of the ranch. There is at least one good access point with a small beach going out to the river.

There are 2 tanks; one measured at just under 1-acre and the other at ¼ acre.

There appears to be one, and maybe two water wells with electric pumps is located near the barn.

Improvements:  Vertical improvements consist of a 60 X 25 metal barn with electricity. The barn is divided in 2 sections, one being open for a large dozer and small storage building and the other closed with a double sliding door where a small tractor, ATV and vehicle are stored.

Minerals: No minerals are believed to be owned, and none will be reserved by the seller.  There is no production on the property.
