Topography, Rangeland & Habitat

The majority of the ranch is open, improved pasture with rolling hills. It has a mix of Bahia and coastal grasses. The property is cross-fenced into three pastures which are currently used for grazing cattle and goats. A stunning 16 acre lake anchors the property with irrigated cypress trees running along the perimeter. A small, fully irrigated pine tree grove was purposefully planted on an overlook above the lake, providing a shaded retreat and gorgeous panoramic views of the ranch. A second pine tree grove was planted near the house with additional pine trees and oaks covering the property.

Wildlife

The 248 Ranch is perfect for outdoor enthusiasts, offering abundant opportunities for hunting and fishing. The lake is stocked with Largemouth bass, Black crappie, Golden Shiners, Coppernose Bluegill, Redear Sunfish, Blue catfish, Channel catfish, Florida bass, Bluegill, Threadfin shad, and Fathead minnows. One of the stock ponds is flush with catfish. Another shaded pond provides the perfect habitat for ducks. The property also attracts a good amount of white-tailed deer.

House
The ranch features a charming 2,250 sq ft 3 bedroom/2 bath house that is move-in ready. The house was built in 1995 but was recently renovated and updated with fresh paint and a new roof. Shiplap walls and ceilings coupled with a wood burning corner stove in the living room add rustic charm. The kitchen has open shelving and new appliances. The primary suite has ample closet space with an ensuite bathroom and walk in shower. Both bathrooms have new tile and fixtures. A fourth room is currently being used as a utility room, but could easily be turned into another bedroom or used for storage. The front porch offers the perfect space for relaxing and entertaining with views of the lake, tall pine trees and a gazebo.

Other Improvements
The current owners have made extensive improvements throughout the property. Located near the front entrance of the ranch are the foreman’s living quarters, along with a barn including a tack room, two horse stalls and piped working pens. There is a 183’ x 50’ hay storage barn that can store 100 hay bales and can easily be converted to a horse barn. There is an additional 90’ x 70’ hay storage barn, a tractor and equipment storage barn, a fuel and “toy” barn, and a structure equipped for RV storage. The three cross-fenced pastures and two sets of working pens are ideal for a cattle operation. The interior fence and majority of the perimeter fencing are hog-proof mesh wire. The lake has a floating pier, three stationary piers, fish feeders, and a lift. There is a cleared driving path around the perimeter of the property making the entire property easily accessible by truck.
