Crooked Creek Ranch - Freestone County, Fairfield, TX

This is the greatest all-around ranch that I have ever stepped foot on. The location being 3 miles from Fairfield makes this less than a 4-hour drive from every major city in Texas. 373 acres of a turnkey high fence ranch stocked with 2 houses, 2 large professional fishing lakes with boats and boat houses, 12 additional ponds and lakes with a total water surface of over 20 acres, a herd of elk, an improved herd of white-tailed deer, axis deer and gorgeous zorses. Rolling hills lined with ponds and lakes everywhere, with a mixture of pasture and oak tree forests and a creek to top it off. High fenced, cross fenced, multiple sets of working pens and hay fields. Over half a mile of paved driveway that crosses a lake and winds through oak trees as picturesque as anywhere. American flag in the yard.

Hunting, Fishing, Cattle, Equestrian, Barns, Lakes, Houses, Pool, Elevation, Peaceful Retreat. You want it, this place already has it. Genuinely an incredible place on this earth.

Topography, Rangeland & Habitat

Freestone county is known for it’s rolling elevation and Post Oak Savannahs. This ranch is no exception. A beautiful blend of pastures and oak forests sprawl across the ranch. The elevation changes over 100 feet ranging from 470 feet to 360 feet. There are over 20 acres of surface water with over a dozen ponds highlighted by two large fishing lakes. The pastures currently support a nice cattle operation while the forest provide cover and habitat for the wildlife.

Wildlife

The back high fence pasture is home to a herd of elk that is self sustaining and produces magazine worthy bull elk. The whitetails come from top of the line genetics that produce magnificent racks. Axis deer roam through the fields. There is a zebra who enjoys hanging out in the front yard along with 3 horses and 3 zorses.

Agriculture

The ranch is professionally set up to run cattle alongside the wildlife. There are multiple cross fenced pastures and improved hay fields. Each having their own ponds and lakes for water sources. There are 2 barns as well as 2 sets of working pens on the ranch.

Improvements

The main house is located in the center of the ranch surrounded by gorgeous oak trees and privacy. Features are 5 bedrooms and 5 bathrooms, 2 fireplaces, with an office. An overall very well built home housing 3,800 sf of living area with an additional 3,000 sf of porches and garage. Downstairs hosts the primary suite along with an office and a mother-in-law suite. Upstairs has another 3 bedrooms and 3 bathrooms. The living area opens up to a large back porch with a pool and plenty of entertaining area. There is a breezeway as well as a two-car garage.

The guest house/foreman house is part of a total 7,500 sf barndominium that is located on the front of the property, being 1,500 sf of living area with a 3 bedroom, 2 bathroom with an office and 2 living rooms. This building also has plenty of additional shop and barn space.

The hay barn/equipment shed is a very nice 6,000 sf building that can accommodate a number of uses.
