Location:

Located off of LCR 443 and FM 111 in southern Lavaca County.  Approximately 17 miles south of Yoakum and 21 miles north of Hwy 59 out of Edna.  From Houston, this ranch is an easy 1.40 hr drive.

Habitat:

The ranch is primarily oak forest (live oaks with some post oaks) with some open areas consisting of native grasses with an excellent amount of annual forbs and croton. The topography is rolling to flat and has mixed areas of heavy brush under some of the forest canopy. 

Wildlife:

White-tailed Deer, turkey, dove, hogs and varmints are abundant on the ranch. The numerous oaks provide food and cover for both the deer and turkey.

Water:

There is currently one windmill on the property that is in need of repair. This area is well known for having very good groundwater that is shallow and of excellent quality. Clarks Creek and the Bear Branch are both sandy bottom creeks that only hold water during periods of significant wet periods.

Improvements:

The only improvements consist of some older working pens and the windmill. The property is fenced along all but the the northern boundary.

Flood Plain:

The majority of the property is out of the floodplain however, there is a small portion along the creeks listed as being inside the floodplain.

Easements:

There are several pipeline easements on the property. One running through the ranch providing for a good thoroughfare for traversing the property and the others toward the front of the property with no significant impact. Neighbors are provided an easement to access their properties, again at the front of the ranch with no significant negative impact. There is also a pipeline pad with equipment at the very front of the property. This pad is completely fenced.
