Maestri Ranch - Jackson County, Edna, TX

Location: The ranch is located between Edna and Victoria Texas. The property is accessed from County Road 127 which runs through the ranch off of FM 822.

Topography: This ranch includes over two miles of Lavaca River frontage with approximately 700 acres of river bottom that is dominated by hundreds of Pecan and towering Live Oak trees covered in Spanish Moss with lush coastal grass taking advantage of the deep and productive alluvial soils. Rising 65’ above the river bottom is a unique ecosystem of approximately 1,250 acres of sand hills. This part of the property looks similar to the coast of the King Ranch with bluestem and other native grasses and mott’s of Live Oaks and Post Oaks. Wildlife: The deer herd on this ranch is significant and a visit any time of day will offer numerous sightings of whitetails throughout the property. The ranch is currently operated under a level II MLD program with Texas Parks & Wildlife. The sand hills offer excellent habitat for quail, and dove are common throughout the ranch attracted by the cultivation in the area.  Waterfowl in the area are tremendous with ducks inhabiting the many small water features around the ranch and geese common in the rice fields. There is another large storage barn and full cattle pen system located in the agriculture portion of the ranch. Water: There are two large irrigation wells that produce in excess of 2,500 gpm on the propertyThere are also an additional six water wells for cattle and underground piping to water troughs throughout the ranch. Groundwater in the area is from 80’ to 1,200’ and is excellent quality. There is one man made pond plus several natural lakes.

Electricity: Electric lines are found throughout the property.

Minerals: No minerals are available with the sale. There is no production on the ranch.
