Rio Lavaca Ranch - Jackson County, Edna, TX

Looking for a turnkey recreation ranch featuring a beautiful hilltop home?  Allow me to introduce you to the Rio Lavaca Ranch. This serene estate truly embodies all the heart desires: over 2,000 ft. of Lavaca River frontage, towering live oak, water elm, pecan & other hardwood trees, open green pastures, ponds, a cedar-clad barn and an exquisite limestone home with 2-stories of wrap-around porches. Hunting, fishing and enjoying the bucolic setting make this a wonderful place to spend weekends or as your forever homestead.

Location: Rio Lavaca Ranch is in Jackson County along the Lavaca River.  It is located off CR 312, approximately 9 miles south of Edna and 4 miles north of the community of Vanderbilt.  Families with school-age children should note that the property is within the highly rated Industrial Independent School District. Edna is a charming small town with standard amenities, such as restaurants, HEB, a hospital, local professionals, banks, hardware stores, etc.  Along Hwy-59 in Edna, Victoria is 25-miles to the west and Houston is an easy 100-miles to the east

Wildlife, Hunting and Fishing: The property has been very lightly hunted for the past 10 years. Whitetail deer are prolific with some very nice mature bucks ranging. Waterfowl hunting is excellent at the ponds and along the river. Located adjacent to grain silos, the dove hunting is outstanding. Occasionally, turkeys pass through the property as do feral hogs.

The Lavaca River is known for excellent fishing of both freshwater and saltwater species, including redfish, trout, blue catfish, alligators and gar. It’s easy to launch a small boat into the river or simply fish from the bank.

Topography, Rangeland and Habitat: The home sits on a 45-ft. hilltop overlooking the river valley plain. Approximately 11.5 acres lie outside of the FEMA floodplain. The balance of the property is within the 100-yr. FEMA designated floodplain and ranges from 5-10 ft. above sea level.

Down the hilltop is roughly 30-acres of open pasture, providing for excellent grazing. The river valley’s alluvial soils are rich and productive, making the carrying capacity of the acreage very high. The remainder of the property lies under a canopy of mature trees with thoughtfully cleared pastures and trails scattered throughout. The mixture of meadows, abundant water and dense vegetation make this property ideal for wildlife. Additionally, numerous fruiting trees provide a natural source of high protein sustenance for the wildlife.

Water: Located over the Gulf Coast Aquifer, groundwater is plentiful and high quality.  The improvements are serviced by a water well. There is a second water well, traditionally used for filling the pond near the house, and a third water well, formerly used for cattle. The second and third water wells are currently not in service.

The property includes 2 small ponds and over 2000 ft. of Lavaca River frontage.
