Wells Creek Ranch - Anderson County, Palestine, TX
Wells Creek Ranch is an appealing combination property located in central Anderson County. Multiple road frontages provide subdividing opportunities and convenient utilities. The ranch displays a healthy combination of well-managed timber with some mature portions of hardwoods. Historically the property has been utilized for timber and recreation.
Location
The ranch is located less than 5 miles east of Palestine on FM 1137 with additional access on CR 383. A 2 hour drive from Dallas and 2.5 hours from Houston. The property is south of Hwy 79, north of Hwy 84, and near the Wells Creek community.
Topography, Rangeland & Habitat
The topography displays approximately 100’ of elevation change on the eastern portion and 60′ on the west. There are a few high points near CR 383 that would be the most desirable build sites. Most of the ranch is well-managed timber with some portions recently harvested and replanted. There is a good mix of hardwoods following the seasonal drainages and separating some of the timber portions. CR 383 separates the ranch into approximately 104± acres and 139± acres yet still contiguous. There are good roads and trails for access to most parts of the property as well as cleared and accessible boundaries.
Wildlife
Historically this has been a timber property with minimal hunting pressure. The cleared boundaries and timber roads provide good access and long views for hunting. A few open areas would make great locations for feeders and food plots.
Water
Waltson Springs Water has a 4” water line on the south side of FM 1137 and a smaller line on CR 383. There is one pond near the FM frontage. A few acres of marsh is located in the northeast portion of the property, which was a prior lake site. This ranch also has multiple seasonal drainages.
