There are also two constant level  stock ponds that provide exceptional fishing opportunities for kids and adults alike.  These two ponds are kept full with nearby electric submersible wells and both have fish feeders.

A third small pond is being developed as well that is supplied by a solar well.

There are four operational water wells: three with electric submersibles and one solar. There is an old windmill as well.

Topography, Rangeland and Habitat:

This western Hill Country ranch is majority bottomland with one major mountain in the northwest quadrant creating 400’ of topographical relief that provides incredible views of the Nueces River Valley and surrounding hill country.

The fertile bottomlands offer incredible trophy specimens of revered Texas native trees including live oaks, native pecans, cedar elms, Spanish Oaks and several of the most incredible  mulberry trees we have ever seen. The bottomlands include several wet weather creek drainages and elevation variations as the country transitions toward the river, adding to the diversity of the wildlife habitat.

Juniper management, with both native and exotic wildlife in mind, has been in place on the ranch for years, allowing native rangelands to establish while at the same time maintaining significant cover acting as a wildlife sanctuary.

Wildlife, Hunting and Fishing:

The ranch is high fenced except for the river frontage.

The ranch is home to thriving populations of managed native white-tailed deer, turkey, and varmints plus exotics including scimitar-horned oryx, axis deer, blackbuck antelope, fallow deer, red deer, a few aoudad and feral hogs. In addition, this area of Texas is a known destination for birdwatchers!

The ranch has 8 blinds (not including multiple bow stands), 8 corn feeders and 8 protein feeders that will convey with the sale.

The ranch participates in the Managed Land Deer Program under the conservation option allowing for a more tailored management program and extended seasons.  During the 2019-2020 season the ranch operated with approximately 70 deer tags total.

There are two adjacent soft release pens for the healthy introduction of new hoofstock to the ranch as necessary.

The River House is a 3 bedroom, 2 bath home located just above Pulliam Creek on the NE portion of the ranch.  This home has a carport, deck and nearby covered outdoor kitchen/bar with a firepit patio.

On a bluff overlooking the river is a quaint gazebo for relaxing and enjoying the sounds of flowing water.

About 1/4 mile from the River House is the hunter’s cabin.  The hunter’s cabin is a 3 bedroom, 2 bath cabin with its own firepit and outdoor cooking area.  This cabin also has a detached cantina with a bar, television and billiard table.
