The Pool Creek Ranch is a hunter’s dream located approximately an hour and a half from Austin. Very seldom does a ranch of this size with great road access come available in San Saba. Location

The ranch is located approximately 7 miles southeast of San Saba. It is right over an hour and a half drive from Austin and two hours from Abilene. From Dallas the ranch is a three hour drive.

Topography, Rangeland & Habitat

The property is heavily wooded with small openings of native grasses found throughout, creating great wildlife habitat. The trees found on the ranch include live oak, post oak, pecan, mesquite and cedar. The ranch features over 100 feet of elevation change across rolling hills.

Wildlife

This ranch is a hunter’s dream. The wildlife includes white-tailed deer, hog, turkey, dove, quail, waterfowl and other predators. The ranch has been in MLDP since 2012 and the owners have been extremely diligent in managing the deer genetics and population. Since their acquisition in 2011, they have seen the deer population grow steadily and have seen major antler improvement. The owners feed both corn and protein year round.

There are 4 fiberglass Pot Belly Blinds and 2 Atacosa blinds on the ranch. For these blinds there are a total of 8 corn feeders and 3 protein feeders. All convey with the sale of the ranch.

Improvements

The ranch features a rustic 2400 square foot house built in 2012 with scenic views from all sides. The house is a 5 bedroom, 2 bath with ample sleeping space. There is fiber internet already running to the house allowing for entertainment on rainy days. Providing power for the house during outages is a 2023 Generac generator run by propane. Out front there is a covered porch that overlooks the pool and spa. The pool and spa were constructed in 2014 and built deep to ensure cool water on even the hottest summer days. The pool features a water slide and a waterfall.

On the northern end of the property there is a 60 X 40 metal barn with an extra high rollup door built in 2017. The barn features a half bathroom, lofted storage space as well as a deer cleaning station.

The property has excellent perimeter fencing. The ranch is high fenced on both the southern and eastern boundaries and the remaining fencing is 5 strand barbed wire. There are ample trails cut around the property allowing for easy access in either a 4×4 or side by side.

Water

The ranch boasts good surface water and exceptional ground water. There are 3 ponds found on the property that are all roughly an acre in size. The largest pond on the northern boundary is stocked with bass and catfish and is fed by the Pool Branch Creek. There is a well that produces in excess of 10 GPM to ensure consistent water levels for the pond. The pond on the north eastern side of the ranch is assisted by a solar well that produces over 10 GPM ensuring a reliable water source for wildlife during the toughest droughts.

The house has a well that was drilled in October 2011 producing in excess of 20 GPM at 505 feet deep. The barn also has water supplied to it by a well, with the depth and GPM being unknown. We estimate that the well is producing at least 10 GPM.
