Location

The ranch is conveniently located along FM 920 just north of Poolville and is also accessible from Turpin Lake Road. It is about 15 minutes from Springtown, 30 minutes from Weatherford and less than an hour from Fort Worth, Texas. 

Topography, Rangeland & Habitat

The ranch features both native pastures and wooded areas making a great home for wildlife. There is a seasonal creek found towards the center of the ranch down a rolling bank. The wooded sections consisting mainly of post oak trees provide excellent bedding grounds for whitetail deer.

Wildlife

The ranch is home to an abundance of wildlife including whitetail deer, Rio Grande turkeys, feral hogs, predators, songbirds and jackrabits. The ranch has seen little to no hunting pressure across the last decade.

The property has good perimeter fencing.

Water

The ranch sits on the Trinity Aquifer providing ample water to the ranch. Neighboring wells are producing 15-20 GPM at depths ranging from 100-350 feet. In addition, there is water available on FM 920 through Walnut Creek Special Utility District though their existing 8’’ waterline.

There is electricity available to the ranch.

The ranch is ag exempt.

Easements

There is an overhead powerline owned by Oncor Electricity Delivery Company on the western portion of the ranch and buried natural gas pipelines owned by Foresta Gathering, LLC  on the eastern and western side of the ranch.
