Cowboy Crossing Ranch - Palo Pinto County, Graford, TX
Located 3/4 of a mile east of the Rocker B Sports Ranch on Chaney Lane, Cowboy Crossing Ranch consists of 318.291 acres and is 4 miles west of Graford, TX. It has excellent frontage along State Highway 254 and Chaney Lane. Nestled in the valley floor of the Palo Pinto Mountain Region below McClure Mountain, the ranch is relatively flat to gently rolling pasture land with 90 +/- feet of elevation change and deep, productive soils.
Most of the property is covered in heavy brush, consisting mainly of live oak, cedar elm, and cedar. This cover and browse provide refuge for deer, feral hogs, and the occasional turkey. An existing 10-acre fallow field would make an ideal wildlife food plot. A small family cemetery is on the south side of the ranch.
Location
The Cowboy Crossing Ranch is located at 40 Chaney Lane, 3 miles west of Graford, TX. This places the property 5 miles from canoeing on the Brazos River, 6 miles to a day spent on Possum Kingdom Lake, and 60 miles from the DFW Metroplex. The Cowboy Crossing Ranch has frontage on State Highway 254 and Chaney Lane, including several entrance gates.
Improvements
One existing home site, located on the southeast corner of the ranch, has a nominal contributory value. It has electricity and municipal water. On the north side of the property, there is also a nice 30’ x 40’ metal shop building with a concrete floor. Perimeter and cross-fencing assist in livestock management.
Water
Ideally located surface water consists of eight earthen stock tanks and several seasonal streams. A vital attribute of this property is having access to a municipal water supply to the residence located at the southeast corner of the property.
Minerals
Some of the Seller’s owned minerals are negotiable at the asking price. There is one active well on the property.
