The Pecan Tract is a unique offering and recreational property.  It has approximately 3,500 paper shell pecan trees and a watering system in place, supported by several irrigation-quality wells with 1,200+/- gpm capacity.  With gentle rolling topography and a nice stretch of land that rolls down toward the river basin, it is also an excellent hunting ranch with light brush country and a good location.

The property is accessed by Bevering Road on the south, and a ranch road on the southeast part.  Both are caliche based roads. It is approximately 4 miles northwest of Byers and is in an area with several cultivated farms.  

There is community water to the home and headquarters area, and there are several water wells and a water storage tank for irrigation purposes.  The irrigation wells and orchard need to be brought current and into production.  There were originally 9,000 trees planted and the 1/2″ pvc irrigation pipe system is still in place.
