Double Eagle Ranch is a premiere wildlife property located in northern Jim Hogg County, Texas. The ranch consists of 1,500 high-fenced acres just north of the town of Hebbronville. This eco-region is famous for its unsurpassed bobwhite quail habitat, and Double Eagle hosts the ultimate combination of wild bobwhite and stunning (native) white-tailed deer populations. Good rain years produce 40+ coveys per day, and the deer herd is fully stabilized with excellent age structure and antler quality. Seller has been selectively harvesting does and cull bucks while letting trophies walk throughout their ownership.
Location: Double Eagle is located on the west side of Hwy. 16 one mile north of Hebbronville, Tx and includes over 2 miles of frontage on Hwy 16. The paved and lighted 5,000’ runway at Jim Hogg County airport is a quick 10 minute drive from the gate.
Improvements: A newly constructed 8 bedroom lodge with water well, large concrete pila converted to a fire pit, triple bay garage/shop, and perimeter cattle fence comprise the HQ facilities. Two casitas, consisting of 4 bedrooms and 2 bathrooms each, flank the main lodge which contains a full kitchen, bar/poker/billiards/media room, dining room, large outdoor patio, gun locker room, and large garage/shop. The garage can be accessed directly from the lodge in inclement weather, and features three 20′ tall roll up access doors on each side of the building – providing drive-through convenience for your South Texas hunting rigs. An extended roof covers a new walk-in cooler, game cleaning hoist, and wash-down area located on slab behind the garage/shop. The ranch perimeter is completely high-fenced. The entire fence is in good condition, and the western border fence was newly constructed in 2017.
Habitat: The terrain at Double Eagle is top-tier wildlife habitat. Approximately half of the property is located in the fabled “sand sheet” that many biologists call the finest bobwhite quail habitat on the planet – open and rolling sandy soils with native bunch grasses and scattered brush – perfect for pointing dogs. The other half of the property consists of thicker brush with great diversity – all of the iconic chaparral species like granjeno, guayacon, guajillo, kidneywood, persimmon, and brazil are present in abundance. Native Texas grasses like hooded windmill, pink and whiplash poappusgrass, two and four flower trichloris, little bluestem, and many others provide excellent quail habitat. Two surface ponds on property are served by water wells to provide certain water sources for all wildlife no matter the weather conditions.
Wildlife: Virtually all native South Texas wildlife species can be found on the property. Giant white-tailed deer and exploding coveys of bobwhite quail steal the show. Mourning and whitewing doves migrate through the area in the thousands, and the Trellis Pond provides unsurpassed dove shooting. Turkey, javelinas, coyotes, bobcats, etc. are all here in healthy populations. Notably no “improved genetics” deer are present on the property – no ear tags here, just thick antlered native South Texas whitetails. Numerous massive bucks have been grown on the ranch, including a picked-up skull that scores in the 190’s. Body weights on mature bucks can reach 230+ lbs on the hoof prior to the rut.
Water: There are two excellent water wells on the property that have electric pumps. There are also two ponds on the ranch which are filled by the water wells. The larger of the two ponds is set up for dove hunting with a deck for cooking out looking over the pond. Mesquite Creek runs through the property offering seasonal water. The groundwater here is shallow and excellent and there would be no problem adding more wells if desired.
Electricity: Electricity is found at various places throughout the ranch.
Minerals: Surface only. There is no production and little production anywhere in the immediate area.
