Kincaid Ranch - Uvalde County, Uvalde, TX

The historic Kincaid Ranch has been owned and operated by the same family for over 100 years. Located southeast of Uvalde, Texas, it borders the beautiful Frio River. This part of the Frio River has scenic banks overlooking large pools of water. The ranch has excellent soils and is covered in diverse native South Texas mixed brush. The property has been operated primarily as a cattle and hunting ranch; however, the operation also includes a 398-acre irrigated farm. 

Location

Located approximately 10 miles southeast of Uvalde off Highway 140, the ranch is approximately 25 minutes from Sabinal and regionally famous Nora’s Tacos. The drive time to San Antonion is a little over an hour and it is less than 3 hours from Austin. 
 

Topography, Rangeland & Habitat

The rolling terrain offer an exceptional diversity of native South Texas brush. The soils consist of both sandy and clay loam. The bottom country boasts large “bull mesquite” flats and guajillo hills offer scenic vistas. The Frio River meanders along and through the ranch providing a riparian corridor, natural water for wildlife and seasonal swimming hole for the family. The dense and diverse South Texas brush and native grasses provide excellent forage and browse for cattle and wildlife alike. 
 

Wildlife

The ranch has a healthy native white-tailed deer population along with northern bobwhite quail, Rio Grande turkey, javelina, wild hogs, and dove. Excellent opportunities exist to develop the native wildlife populations and enhance the hunting opportunities. Great brush diversity along with favorable soils make the property a “blank canvas” for habitat development.

 

Agriculture

The ranch includes an irrigated farm located on the western side. The farm is irrigated with an approximate 225 acre pivot. The majority of the ranch has been operated as a cattle and hunting ranch with several internal grazing pastures and adequate working facilities.

 

Improvements

There is a river house located on the high-bank of the Frio river and has been used for family gatherings for years. It has an awesome outdoor area to host friends and family. If that Cabana could talk!

Water

The irrigation well for the farm is located across Hwy 140 and is accessed by a deeded easement. It is piped to the pivot under Hwy 140. Several shallow wells provide water for the house, hunter’s camp, cattle, and wildlife. The Frio river also has seasonal water for wildlife and recreation.

Electricity

The irrigation well is operated by 3-phase electricity. The house and several stock wells are operated by single-phase electric meters. The provider is Medina Electric Coop.

 

Area History

Kincaid Ranch has been owned and operated by same family since early 1900’s. Rumor has it there may be several good arrowhead hunting locations on the ranch.
