Location

The ranch is between State Highway 16 and the Nueces River, on the north side of FM 624.  It has .4 miles of frontage on 624 and is located approximately 40 miles SE Cotulla, 75 miles NW of Corpus Christi, and 85 miles south of San Antonio.

Topography, Rangeland & Habitat

The ranch is gently undulating with good roll, ranging between 270 feet to 350 feet above sea level.  This provides some incredible long-distance views.

Wildlife

The land has really good native brush diversity creating great habitat for wildlife such as deer, dove, quail, and hogs.

Improvements

The improvements on the low-fenced ranch are very simple but efficient. They include a large shed covering the headquarters which features 4 bedrooms, 2 baths and a large den/kitchen area. There are also two weatherproof Connex boxes for storage.

Water

There are two good sized lakes strategically located on the ranch.

Electricity

There is electricity in place at the headquarters which comes off of FM 624.
