Vargas Ranch - Duval County, Hebbronville, TX

The Vargas Ranch, the good Lord made for quail. The ranch just north of Hebbronville offers great quail, dove, and deer hunting. The property has excellent water distribution and significant brush management to create optimal quail habitat in the native and naturally motted South Texas sand sheet.

Location

The ranch is located 7 miles northeast of Hebbronville, Texas. It has end of the county road access on C.R. 264, and also offers access from hwy 359. 

Topography, Rangeland & Habitat

Soils on this ranch are dominated by very fine sands found throughout the southern sand sheet (primarily Sarita and Nueces complexes). These soils are the classic soils that have made South Texas a superior quail habitat region.

The ranch is mostly more open grasslands, with enough brush to also have a great deer population.

The land generally has gently rolling topography with 20’ of relief between the high and low points of the ranch.

Wildlife

Northern Bobwhite Quail:
The primary quarry for hunters on the ranch is bobwhite quail. Much of the ranch is committed to maximizing quail habitat and production through rotational grazing, prescribed burning, and mulching quail strips. The ranch is parceled into 5 separate pastures to allow for managing the cattle herd to promote consistently high-quality quail populations. Water is distributed efficiently throughout the ranch with nowhere on the property further than a 1/4 mile from a water source. These practices coupled with naturally productive soils, grasses, and brush provide some of the highest quail production you will find.

White-tailed Deer:
The Vargas Ranch is low-fenced and while little deer hunting has been done on the ranch, it has an abundant population of deer on the ranch with excellent habitat for them.

Rio-Grande Turkey:
Turkeys are abundant on the ranch, with enough large mesquites to provide plenty of roost areas.

White-wing & Mourning Dove:
Dove hunting on the ranch is strongly supported by the numerous watering stations on the property and one pond to provide outstanding dove hunting opportunities. Both white-winged and mourning doves are abundant on the Vargas.

Agriculture

The Vargas Ranch is also an outstanding cattle ranch. With the rotation of the cattle through the ranch’s 4 pastures promotes soil health and new growth of forbs and grasses. A set of cattle pens is located strategically on the ranch. 

Improvements

The fencing is excellent and there is one set of cattle pens.

Water

The ranch sits on the Gulf Coast Aquifer and most of the water wells are around 320’ deep and all produce significant water volumes between 30 gpm and 75 gpm.

There are 3 solar wells on the ranch and over 1.8 miles of water lines to distribute the water to the pond and water troughs.

Minerals

There is no production on the entire ranch. Some minerals may be negotiable.
