The ranch was designed with an objective focused on high a quality whitetail deer herd and a largemouth bass fishery. The white-tailed deer herd is managed with Managed Lands Deer Programs (MLDP) permit issued by TPWD allowing the owner to manage the white-tailed deer herd alongside the assigned state biologist to achieve harvest and management goals. The ranch has been supplemented with improved genetics from a well-known deer breeder by the name of Quad Boenker. To help facilitate this, the ranch is equipped with a 7+ acre DMP pen.
Other wildlife that calls the ranch home are native species including javelina, bobwhite quail, ducks, dove and a variety of varmints. I have heard the stories of the vast numbers of waterfowl that claim refuge to the large water the ranch has to offer.
Water
The Viva Vista Ranch includes 19.97 acre-feet of Class B adjudicated water rights out of the Rio Grande River for domestic and various ranch uses. Although these adjudicated water rights have not been needed on this property over the years, these rights have currently been used to supplement the 28+ acre lake complex comprised of 2 separate lakes and a forage pond. (The Big Lake, North Lake & Forage Pond).
The Big Lake, built by Tecomate Industries, encompasses 20+ acres strategically placed at the confluence of 3 draws that wind their way through the ranch. Within the banks of the lake lies a 3+ acre kidney-shaped island with a levee constructed for the purpose of flooding to create a wetland for waterfowl. The Big Lake was stocked by Lochow with a healthy number of coppernose bluegill and Florida hybrid strain of largemouth bass.
The North Lake, also built by Tecomate Industries, encompasses 8+ acres placed in the northern quadrant of the property. The lake has 3 strategically placed long islands that provide endless banks to pitch a lure at. The entire lake is practically fishable. At this time, the lake has only been stocked with a copious amount of bait fish healthy and ready for the lake to be stocked with your choice of game fish.
