Location
The property is at the northwest intersection of County Road 228 and County Road 308 just north of Highway 624. It is also located just west of Orange Grove, south of George West and north of Alice, Texas. Being only 40 miles from downtown Corpus Christi, you have all the luxury of being near town and out of town at the same time.
Topography, Rangeland & Habitat
The Dugger Ranch has over 50’ of total elevation change giving way to wet weather drainages and great vistas. In the high elevations of the ranch, there is quality mixed brush and open grazing and quail country, while the lower areas have mature bull mesquites and hackberries. The main feature is Penitas Creek which cuts through the property from west to east. Existing quail habitats could be further enhanced with minimal effort to enjoy a great combination of deer, turkey and quail hunting on the ranch.
Wildlife
The ranch has been managed for deer for nearly 40 years by the same hunter. The ranch is low-fenced on 2 sides and has a high fence on the other 2 sides. Along with the deer, there are good populations of quail and turkey. Dove hunting in this area can be excellent.
