Roper Ranch - Nueces County, Bluntzer, TX
The Roper Ranch is located only a few miles west of the Corpus Christi City Limits. Although you are that close to the city, the ranch is loaded with big oak trees, thick brush, and nice grass pastures. When you throw in the wildlife, deer, turkey, hogs, etc. you have quite the combination of a large home site and ranch life.
Location
The ranch is in the far northwestern portion of Nueces County, it fronts the southeast side of FM 70, the northeast side of FM 3088, and the south side of County Road 58. It is approximately 10 miles west of Calallen (Corpus Christi) and 7 miles east, northeast of Orange Grove, Texas. According to our ID maplink, the property is located with the incorporated boundaries of Sandy Hollow Escondidas, northwest of the small community of Bluntzer, Texas at 27.9596, -97.8331.
Topography, Rangeland & Habitat
The topography of the ranch is relatively flat on the northwest side and gently sloping with a change in elevation from 85’ to 45’ above sea level, sloping towards Sandy Hollow Creek that cuts through the east side of the property. Most of the property appears to sit above the flood plain, however, the creek system is lower and is part of the flood plain area of the Nueces River. There is also a pond in the far western corner of the property and another low area or creek in the far northwest corner. The soils are clay to sandy loam, identified as Victoria clay soil, along with Willacy, Papalote, Clareville, Hildago, and Orelia sandy loam, plus Sinton and Clareville clay loam. From near the middle of the property to the northwest corner it appears to consist of improved grass pastureland covering approximately one third of the whole property. The remainder is mostly big trees and brush with some nice, maintained shredded areas scattered around the east side.

This ranch is part of a multi-property package that will all be marketed at the same time, but they will be sold separately. During the marketing period, interested parties will be given access to the property, with showing appointments, a copy of the current survey, title work to review, as well as a proposed contract and deed.
