The Sutherland South Ranch is 251 acres located only a few miles west of the Corpus Christi City Limits. Although you are that close to the city, you are in the country. The property has great oak trees, thick brush and a hay field. The large lake near the middle of the property is its showcase. When you throw in the deer, turkey, hogs, etc. you have quite the combination of a large home site ranch, wildlife and ranch life near town.

Location

The ranch is in far northwestern Nueces County, it fronts the east side of FM 666, approximately 7 miles west of Calallen (Corpus Christi) and 10 miles east of Orange Grove, Texas. The property is just to the north of the small community of Bluntzer, Texas at 27.90436, -97.77798.

Topography, Rangeland & Habitat

The topography of the ranch is gently sloping with a change in elevation from 55’ to 20’ above sea level, sloping towards an approximate 22-acre lake when full, near the middle of the ranch, it is also sloping towards Cayamon Creek, which is located just north of the property. The soils are clay to sandy loam, identified as Victoria and Aransas clay soil, along with Orelia, Miguel, and Willacy fine sandy loam, plus a small percentage of Raymondville Complex soil. The creek system and lake are part of a floodplain area that covers approximately half of the property. In this area just south of the creek is an approximate 40-acre improved grass pasture and the remainder of the property is mostly big trees and brush. 

Wildlife

The ranch is mostly low-fenced and has white-tailed deer, turkey, hogs, and dove hunting as a bonus.

Agriculture

This ranch has historically been used as a recreational ranch, as well as cattle grazing operation and is under agricultural valuation for tax purposes.

Improvements

There are no structural improvements on the property.

Water

Reportedly, there are no water wells. Water is provided by the large lake near the middle of the property. It is also reported that the lake  is approximately 6’ deep in the middle.

Electricity

There is electricity along FM 666 and FM 624 just to the south.

Minerals

This is a surface-only sale as to minerals. There are no producing oil/gas wells on the surface.
